Estimates run in your browser for U.S. fixed-rate loans. Not a loan offer or financial advice. Taxes, insurance, and PMI vary by location and lender.
Private mortgage insurance (PMI) usually applies to conventional loans with less than 20% down. It often costs roughly 0.3% to 1.5% of the loan amount per year, depending on your credit score and down payment. On a $400,000 home with 5% down, the loan is $380,000, and PMI at 0.8% adds about $253 a month on top of principal, interest, taxes, and insurance.
Conventional PMI can be removed once your balance reaches 80% of the home value, and it ends automatically at 78%. FHA loans use mortgage insurance premiums that work differently.
Most U.S. borrowers search for mortgage payment calculator or monthly mortgage payment because the sticker price of a home is not what they pay each month. Your payment usually combines principal and interest (P&I) with escrow items such as property taxes, homeowners insurance, and private mortgage insurance (PMI) when you put less than 20% down.
Tools N Go runs these estimates in your browser so you can compare 30-year vs 15-year loans, test a larger down payment, or see how a half-point rate change affects your budget, without creating an account.
First-time home buyers use a house payment calculator to set a realistic budget before touring homes. Move-up buyers compare payments when upgrading. Investors sanity-check rent vs debt service on a purchase.
