How to calculate debt-to-income ratio

Add up your monthly debt payments and divide by your gross monthly income. With $6,500 a month in income and $2,650 in total monthly debts (housing $1,900, car $400, student loan $250, cards $100), your back-end DTI is about 40.8%.

Front-end DTI uses only housing costs. The same $1,900 housing payment on $6,500 income is about 29.2%.

What DTI do mortgage lenders want?

A common guideline is housing at 28% or less and total debts at 36% or less of gross income. Many conventional lenders approve up to about 43% to 45%, and FHA loans can go higher with strong credit or savings. Rules vary by lender and loan program.

Debt-to-Income (DTI) Calculator FAQ

Under 36% is generally considered good. Many mortgage lenders allow up to about 43%, and some programs go higher with compensating factors.

Divide your total monthly debt payments by your gross monthly income and multiply by 100. For example, $2,650 of debts on $6,500 income is 40.8%.

Housing payment, car loans, student loans, minimum credit card payments, personal loans, and child support or alimony. Utilities, groceries, and insurance premiums usually do not count.

Front-end DTI is your housing cost divided by gross income. Back-end DTI includes housing plus all other monthly debts.

FHA guidelines often reference 31% front-end and 43% back-end, but approvals up to around 50% are possible with strong credit or reserves. Your lender makes the final call.
